Loan calculator with the real interest rate

The advertised rate on a cash loan is often token, 0.01% a year for instance, while the bank earns through a monthly fee on the original amount. The calculator adds up every payment and shows the real annual rate: at 0.01% with a 1.5% monthly fee over two years it comes out at about 36%. Compare offers on that number.

The real rate is worked out from every cash flow: you receive the amount minus the one-off fee, then pay principal, interest, fees and insurance. It's an estimate: the bank states the real annual interest rate in the agreement using the NBU method, which can differ slightly. Penalties, fines and early repayment are not included.

What it covers

  • equal or declining payments
  • a one-off arrangement fee
  • a monthly fee on the loan amount
  • insurance and other fixed payments

What it leaves out

  • late-payment penalties and fines
  • early repayment
  • the exact NBU method used for the rate in the agreement
